How long does a water heater last?

Between 8-12 years depending on the brand.

There were around 60 gallons of water in this water heater when it broke. The damage was mainly in the utility room and the copy room. Thankfully it was clean water which made the damage minimal for the company.

SERVPRO of Brazos Valley was called to see the damage. The owners of the building were hoping that the warranty on the water heater was still valid but it was 6 years overdue. Had it broken within the warranty the company could have subrogated against the manufacturer. But, in this case, the insurance paid for the cleanup of the damage.
